I.
Position Title Supervisor III - Maintenance and Operations II.
Position Definition Plans, organizes, supervises, and evaluates the maintenance, repair, and operation of all District and school facilities; supervises and inspects construction and repair projects; supervises and evaluates maintenance and operations personnel; and assumes responsibility and performs related duties as required.
Principles and methods of administration include, supervision, management, training, safety and security; principles of budgeting, cost analysis, and reporting; knowledge of methods, materials, and equipment used in the field of carpentry, plumbing, painting, electrical, HVAC, locksmithing, audio visual, electronics, and related crafts.
Methods, practices, materials of equipment used in maintenance; knowledge in the use of; building construction practices and materials; knowledge of laws and codes affecting the construction, maintenance, and repair of school buildings.
III.
Responsibilities Receive work orders from all sites throughout the District; prioritizes and assigns them to the appropriate personnel in the Maintenance and Operations Department.
(E) Monitor and evaluate the completion of all work orders assigned to various trades and crafts.
(E) Assist in the preparation, implementation, and monitoring of the Department's budget.
(E) Assist in developing, implementing and enforcing departmental procedures to comply with regulations, codes, and board policies (E) Provide bid specifications for projects related to the Maintenance and Operations Department.
(E) Interact with the various agencies, insurance carriers, safety inspectors, and District Director of Risk Management as it relates to inspection and compliance reports; ensure that all items related to the repair of Maintenance and Operations facilities are expeditiously corrected.
(E) Serve on District committees as assigned.
(E) Assist in the placement of relocatable buildings; oversee the various contracts and contractors associated with their placement.
(E) Interact with architects, engineers, and consultants as it relates to new construction, remodeling of schools, capital outlay projects, and other related improvements or corrections.
(E) Interact with various governmental and public agencies such as Division of State Architects, Local Police and Fire Departments, South Coast Air Quality Management District, Riverside County Health Department, County Agriculture Commissioners office, Department of Motor Vehicles, Riverside County Office of Education, public utilities(E) Estimate labor and material costs of repair and construction work.
(E) Determine appropriate vendors and contractors associated with providing goods and services related to the Maintenance and Operations Department.
(E) Evaluate personnel in the Maintenance and Operations Department.
(E) Assist in providing necessary training for each area within the Maintenance and Operations Department.
(E) Respond to emergency callouts on weekends and after regular hours.
(E) Serve in the absence of other supervisors in the Maintenance and Operations Department.
(E) Design landscapes and sprinkler systems and supervise their installation and maintenance.
(E) Perform related duties as assigned (E) = Essential IV.
Qualifications Knowledge of:
principles and methods of administration, supervision, management, training, safety and security; principles of budgeting, cost analysis, and reporting; knowledge of methods, materials, and equipment used in the field of carpentry, plumbing, painting, electrical, HVAC, locksmithing, audio visual, electronics, gardening, irrigation, and related crafts; methods, practices, materials, and equipment used in maintenance facilities and grounds; knowledge in the use of pesticides; building construction practices and materials; knowledge of laws and codes affecting the construction and repair of school buildings.
Ability to:
accurately estimate labor and material costs of repair and construction work; read and interpret building blueprints, working drawings, and sketches; layout, coordinate, supervise, inspect, and evaluate the work of Grounds and Maintenance personnel; train, supervise, and evaluate work of large work forces; write and speak clearly and concisely, and to prepare effective written and oral reports.
Ability to manage the District's AHERA plan.
Maintain cooperative working relationships with school administrators and departmental employees, contractors and union representatives.
Experience/Education:
Graduation from high school or equivalent; college level training in supervision, construction trades, horticulture, turf management, and other related fields in Maintenance and Operations is desirable.
Associates degree or higher is desired.
Five years of responsible experience in the field of facility maintenance, construction, grounds keeping, or gardening including at least three years at a supervisory level in a comprehensive organization.
Training and experience that provides the required knowledge, skills, and abilities to accomplish the duties listed.
Public school district experience is desirable.
Other:
Must possess a valid California Driver's License.
Must be insurable at standard rates and maintain such insurability during the course of employment.
